DALLAS, December 11, 2024 – Cushman & Wakefield announced today that the firm represented investor Nuveen Real Estate in leasing 104,034 square feet of Class A office space to Merit Energy at Two Lincoln Centre in Dallas.
Cushman & Wakefield’s Matt Schendle, Zach Bean and Mary Frances Burnette represented Nuveen, while Jeff Ellerman and John Ellerman represented Merit Energy.
Merit Energy will relocate its headquarters to Two Lincoln Centre and occupy floors 10-12 at the 19-story, 620,000-square-foot building at 5420 LBJ Freeway.
“Merit is thrilled to be relocating to Lincoln Centre,” said Melanie Lane, Vice President, Human Resources, at Merit. “We believe the amenities that the complex offers will provide our employees with an elevated work experience. Once we toured the complex, we knew that Lincoln Centre was where we wanted to be.”
Lincoln Centre amenities include conference facilities, Wired One video conference capabilities, the Lincoln Centre Fitness Club, Ascension Coffee, Lincoln Centre Wine Market, concierge services, a food hall, a park and a 500-room Hilton Hotel. The property is LEED Gold, Fitwel, BOMA 360 and ENERGY STAR certified.
“Merit Energy is one of DFW’s most dynamic companies, and we’re proud to bring them to Lincoln Centre,” said Lauren Everett of Nuveen. “In 2024, we’ve seen office tenants begin to move off the sidelines decisively, and that certainly sets the stage and builds momentum for a strong 2025.”
Accommodating the Merit Energy lease required renegotiating and moving three tenants within Lincoln Centre.
Added Cushman & Wakefield’s Schendle, “Completing this complex transaction with all its moving parts required diligence, communication and creativity, but those factors and the strength of our property management team’s relationships with Lincoln Centre tenants brought it to fruition. With its location and access to both Far North Dallas and Uptown, Lincoln Centre will continue to be a prime destination for tenants seeking high-end Class A office space.”
