JYSK–A New Showroom On Nguyen Van Troi With Low Rental Fees

DHL eCommerce wanted to set up its first operations hub in Vietnam, and was looking for a warehouse in Ho Chi Minh City from late 2016 to early 2017. During that period, warehouses were still scarce in the area.

DHL's technical requirements for its warehouse included the following:

• Its floor area needed to be at least 3,000m2.
• It should have a high ceiling, a reinforced concrete floor, and a standard fire fighting system.
• It should have enough parking lots, and its location had to be easily accessible to the city, so DHL could cut operation costs.

Cushman & Wakefield Vietnam was engaged to come up with property proposals for DHL.

Cushman & Wakefield evaluated warehouses in Ho Chi Minh City, focusing on the Northwest. 

From the options, DHL shortlisted a brand-new warehouse in Tan Binh IP's prime area. It is a convenient location, only about a 30-minute drive to the Central Business District. 

After the shortlisting process, our team represented DHL in negotiations with the landlord.

Cushman & Wakefield's proposed warehouse met all of DHL’s requirements for its first hub in Vietnam. 

DHL received competitive rental and renewal terms from the landlord, and enjoyed lease flexibility such as early termination after three years without any penalty. 

On top of these benefits, the landlord also allowed DHL to design the driveways for vans and trucks and use the remaining spaces within the leased lot.
