The Challenge
The goal was to identify development land in a strategic residential and services location in Lisbon that could hold a social structure to include educational and sports facilities and be easily accessible by car and public transport.
The Solution
We carried out an intensive site search in several locations in Lisbon throughout several months. Apart from the “in field” search, we also contacted land owners, developers and agents that could have solutions that were not yet actively in market and, therefore, not so obvious, such as potential redevelopment opportunities.
We also undertook an analysis of planning allowed for different areas in the city and for the different solutions identified in order to fully understand construction ratios and parameters and how they could affect the development of the project in hand.
The Results
In 2013, we successfully completed the acquisition of two adjacent sites in the Parque das Nações area, totalling 19.000m².
After the site identification, the acquisition took several months to complete and involved assuring prior preliminary planning as well as securing an acceptance of the main characteristics of the project with the local authorities, namely, the reduction of underground public parking and projected landscaping.
