Our Multifamily Specializations

Conventional
Cushman & Wakefield multifamily professionals’ expertise runs the gamut in terms of the residential product spectrum from trophy Class A assets to workforce housing. Beyond conventional multifamily, we are leaders in various niche asset subtypes as well.

Single-Family Build-to-Rent
With the boom in the single-family and build-to-rent (BTR) sector in the past five years, we are poised to serve your various needs in this growing and constantly evolving segment. Our investment sales, finance, asset services, valuation, and diligence advisory professionals are equipped to handle both BTR and scattered-site product.

Student
Albeit smaller than the Millennial generation, the Gen Z cohort is more likely to pursue college compared to earlier generations, thereby fueling future student housing demand. Our specialized teams provide insight into these changing market dynamics and help clients maximize the value their student housing assets.

Senior
By 2030, all 72 million Boomers will be age 65+ and the market has adapted to offer them a diversified set of housing choices. Our Valuation & Advisory, Investment Sales, and Asset Services professionals help guide our clients with their Active Adult (55+) and Seniors Housing & Care portfolio needs.

Affordable
There are nearly 5 million federally assisted rental homes in the U.S. with nearly half supported by the LIHTC program and nearly 30% supported by the Section 8 program. Our multifamily professionals help navigate the management, valuation and dispositions of these properties at points of regulatory transition.

Co-Living
The rise in co-living was the result of an increased cost of living, lack of inventory, and a desire to live in premier cities. This form of communal living allows residents access to big city amenities, while creating a community within their building, with shared common areas and amenities. Globally, The House Monk found the co-living rental market accounted for a 75% increase in funding from 2018 to 2019, with countries dominating this industry being China, India, USA, and Europe.  These statistics support the United Nation’s projection that communal housing could solve the global housing crisis, as 68% of people will live in cities by 2050.

Contextualizing Development Risk

The U.S. multifamily market is in the midst of the largest supply wave in modern history. But construction timelines are longer than ever, meaning the market has more time to absorb these deliveries. With supply risk distributed across the U.S., overbuilding is just a much a function of demand as it is supply.
