Melbourne Gateway Facility HVAC Upgrade
01 THE CHALLENGE
02 THE SOLUTION
Cushman & Wakefield’s project management team recently completed this major upgrade of the Heating, Ventilation and Air Conditioning (HVAC) plant, working around various COVID-19 restrictions for on-site movements and contractor numbers.
Several major items of plant required replacement on the roof, with numerous controls, assets and ductwork within the facilities also forming part of the scope of works. The project management team, led by Sasanka Kaye, managed the leading HVAC contractor relationship, as well as the design and engineering consultants whose role was to assess the structural elements of the project. The team also continued to visit the site regularly as works progressed through Melbourne’s stage 4 lockdown due to COVID-19.
The team worked closely with the client-side site operations management team to negotiate a rare approval to work ‘airside’ whilst airport operations were heavily restricted. This enabled a more efficient installation of heavy equipment on the roof of the site, which would not otherwise have been available if the airport was operating at pre-COVID-19 capacity.
The approval to work during this time delivered a considerable reduction in cost and complexity for the roof installation component of the HVAC upgrade.
