02 The Opportunity

In September 2020, Cushman & Wakefield’s Project & Development Services team was engaged by our client to deliver the refurbishment of its existing office facility in Canberra.

Built in the early 2000s, the existing fit-out was a traditional workspace with large L-shaped desks and an excessive amount of enclosed offices. Over time and to increase the work point density, the client had installed additional desks in offices, meeting rooms and also corridors as the group was experiencing accommodation pressure within their local property portfolio.

03 The Solution

The 2,000 sqm fitout was managed under a Principal management model and provides 212 work points, incorporated multiple collaborative and meeting spaces, increased the mechanical output to provide sufficient fresh air supply and improved overall staff amenities. 

The flexible design and the increased work point capacity meets not only the end user’s future workforce but also provides a fully equipped agile working environment easily adapted for other workspace users and contractors.
 
Several challenges were faced during construction, including delays caused by COVID-19 and base building works, as well as managing a multitude of stakeholders from various Government organisations. 

04 The Result

The project was completed considerably under budget with positive feedback from the client on their new office space as all objectives defined within the original client brief were vetted and satisfactorily cross-referenced upon project close.
