What are currently the major challenges in real estate valuation?

Martin Belik, Head of Valuation & Advisory Germany: On the one hand, of course - just as in other areas - the advancing digitalisation. At the moment, it is important to integrate the new technologies into the established processes in a meaningful way and to use them specifically to improve our services. Secondly, we need to be as close to the market as possible. Especially in this country, the market is extremely intransparent. If you are not involved in a particular transaction yourself, you have almost no access to information. Our broad range of services helps us here. In constant exchange with our investment and letting teams, we are always close to the market and can thus serve our clients optimally.

Do trends such as sustainability or smart building play an increasingly important role with regard to the value and valuation of a property?

MB: Definitely. Above all, of course, the topic of sustainability. Because efficiency and a healthy indoor climate are directly linked to lower operating costs, higher net rents, attractiveness and thus also more value. This can even be quantified directly and clearly. In the meantime, the size of the possible user and tenant group for the less sustainable stock has also shrunk considerably. These properties will fall by the wayside in terms of rent and value in the long term.

To what extent is digitalisation also driving efficiency and, above all, accuracy in the valuation process? 

MB: Artificial intelligence is, and will be, extremely helpful in ensuring comprehensive and, above all, reliably complete market research. Collecting and organising all available data. This will significantly speed up the valuation process in the future and make it even more accurate. Nevertheless, the interpretation of this data and the corresponding conclusions will require the discerning human eye of an experienced valuer. Facilitation yes. Complete replacement no.

What should investors currently focus on in terms of performance growth?

MB: Ultimately, each investor relies on different strategies to achieve their respective performance goals. The focus is broadly spread across all asset classes and ranges from core to value-add to opportunistic properties and portfolios. In recent years, it was not only logistics properties that recorded extreme increases in value due to the shift towards online retail. Currently, alternative asset classes such as data centres, healthcare properties and student housing are particularly interesting. They all offer investors good potential for value appreciation.
