Cautiously pursuing growth

In 2025, the commercial real estate market will build on a degree of market recovery that was evident in the last quarter of 2024.

Although real estate investors still remain cautious, sentiment has undeniably improved. Investors are under the impression that the market is at, over or around the turning point and as such are exploring the market. Underlying risks such as inflation have not so much disappeared as taken a back seat. With this, with the exception of offices, all sectors of the commercial real estate market have now passed the tipping point. 

The past cycle, which was marked by value corrections, is being followed by a period of falling interest rates and widening available capital, presenting renewed opportunities for investors. They are currently exploring the market in full again and setting strategy. On the other hand, the investment climate for (foreign) real estate investors in the Netherlands will deteriorate as a result of increasing market regulation and new tax regulations.

The year 2025 thus promises to be a year of new opportunities and renewed possibilities for investors, but also a year with new rules of the game and a deteriorated (fiscal) competitive position, in which investors will cautiously look for growth.
