Panattoni Park in Loures In Santa Iria da Azóia, the Panattoni Park Lisbon-City is set to emerge as one of the largest logistics projects in Greater Lisbon. This project, co-exclusively marketed by Cushman & Wakefield and Savills, boasts distinctive and impressive architecture. Anticipated for completion by the end of 2025, the Panattoni Park Lisbon-City aims to address the country’s current logistics needs.

The project offers a total area of 85,000 square meters, comprising various warehouse and office spaces. Situated in an area that forms a crucial logistics axis in the country, this asset is conveniently located near the city gates. It features multiple warehouse units for cross-docking operations and logistics, with various available area options.

The logistics park will include a total office area of 5,000 square meters and 122 loading and unloading docks distributed across four buildings. The warehouses will have a minimum ceiling height of 10.5 meters, a fire risk level of 2, sprinklers, and a floor load capacity of 6 tons per square meter. Additionally, the complex will provide ample parking space for over 300 vehicles and vans, electric vehicle charging stations, and bicycle parking facilities within each of the four warehouses.

With a total area of 85,000 square meters (GLA), the park will have the capacity to accommodate four properties: three warehouses for multiple tenants and a cross-docking facility for a single tenant. Additionally, the three warehouses will be flexible enough to accommodate multiple tenants in smaller units starting from 5,400 square meters (each with 10 loading and unloading docks).

Aligned with Panattoni’s sustainability strategy “Go Earthwise with Panattoni,” the project will be certified as BREEAM “Excellent” for sustainable construction, ensuring compliance with the highest sustainability standards.

Situated just 5 minutes from the A1 highway and 11 minutes from Lisbon Airport, this asset stands out as a distinctive solution for companies in need of Grade A logistics space in Lisbon.

The development will be divided into two phases, involving new construction and the rehabilitation of existing facilities. The first phase will be ready by the third quarter of 2025, followed immediately by the second phase.
