Building obtained BREEAM IN-USE certification, advised by our team.
We are happy to announce the certification of the Liberdade 242 building, owned by AFIAA, for its sustainable features. The building, located on Avenida da Liberdade, was distinguished with the BREEAM In-Use certification - one of the main internationally recognized building sustainability certification systems - with a “Good” rating in Part 1 - Asset Performance. The highest scoring categories were Transport (72.73%), followed by Energy (64.62%) and Health and Well-being (48.94%).
The building, built in 1969 and fully rehabilitated in 2018, totals approximately 9,600 sq.m of gross leasable area distributed over 12 floors and has 25 private parking spaces.
Almost entirely occupied by the Generali insurance company, Liberdade 242 is one of the most representative buildings on Avenida da Liberdade. The building is currently managed by us, and as early as 2022, we had advised AFIAA in the process of acquiring this building.
The BREEAM In-Use certification, particularly Part 1, attests to the building’s performance in a broad set of requirements grouped into different sustainability categories, which contribute to the overall rating obtained. In the case of Liberdade 242, the building’s energy performance and the focus on creating a healthy, comfortable, and safe environment for occupants stand out, reflected in the ratings obtained in the “energy” and “health and well-being” categories. The privileged location in the city center allows a good level of access to transport and services, which is naturally reflected in the “transport” category.

BREEAM (Building Research Establishment Environmental Assessment Method) is the first international sustainability assessment system in construction, born in the UK in 1990. This system assesses the environmental performance of buildings in various categories, such as energy, water, materials, waste, health and well-being, transport, land use, and environment. The aim is to promote sustainable construction practices and reduce the environmental impact of buildings throughout their life cycle, from planning to construction, operation, and maintenance. It is one of the main tools used by architects, engineers, real estate companies, and building owners to demonstrate their commitment to sustainable construction. This system gives six scores to submitted projects: Pass, Good, Very Good, Excellent, and Outstanding.
The BREEAM assessment system is currently one of the most internationally recognized systems, with more than 609,627 certified buildings in over 100 different countries. At the national level, there are increasingly more companies betting on this type of sustainable certifications, with BREEAM being the most expressive, with about 117 certified buildings.
