Phil Lyons joined Cushman & Wakefield (Cassidy Turley/ DTZ) in 1995 focusing exclusively on retail shopping centers for landlord representation leasing/merchandising and repositioning, investment sales and ground up development.

 

Phil is one of the leading retail market advisors in Southern California and helps clients achieve the highest level of service by combining his skills to exceed clients’ expectations in today’s ever-changing marketplace. He strives to provide brokerage assistance as efficiently and effectively as possible to optimize his clients’ position in real estate transactions.

 

Investment Sales - Phil uses proven marketing methodologies and processes when assisting clients’ in the acquisition, and disposition of real estate assets. He begins with a bottom up approach starting with a comprehensive underwriting of the asset, the sub-market, the regional market and the capital markets. 

Development - Phil also assists his clients in the analysis and underwriting of properties for development. He identifies niches in the market that are opportune for development and expose his clients to these opportunities. His extensive background in ground up development projects have given him the understanding of what a developer “mind set” is. He treats all developments as if they were his own properties and maximize value with real world return parameters and detailed accurate underwriting assumptions.

 

Leasing and Repositioning - Phil’s systematic pro-active approach to leasing combined with cutting edge technology enables him to communicate with any and all viable Tenants in today’s marketplace. By exposing our clients’ properties to all marketing mediums available, he ensures maximized value by timely leasing. With a key understanding of the shopping center Tenant mix, Phil negotiates each lease understanding exactly how it affects the value of the asset.
