Implementing Sustainability: Leading Change in CRE

With 40% of global carbon dioxide emissions coming from commercial real estate (CRE) buildings, sustainability has become not only a priority, but a mandate, for many companies. Client concerns have shifted from simple cost-saving measures to more complex sustainability initiatives without exceeding budgets. There is an evolution of roles within the industry, focusing on integrating sustainability goals into every aspect of CRE operations—from design and construction to maintenance and management.  

According to Jessica Francisco, Chief Sustainability Officer, Global Occupier Services (GOS) and Tyler Paytas, Global Head of GOS Project Management, the shifts toward sustainable practices are not only environmentally necessary but also economically beneficial. Five Key Messages to Implement Sustainability and Lead Change in CRE:  


  1. Sustainability Drives Cost Savings: Sustainability doesn't have to increase costs; rather, with smart planning and innovative technologies, it can significantly reduce operational expenses. Efficient building management systems and sensor technology can optimize energy use and save money. 

  2. Strategic Capital Planning Is Crucial: The need for a shift towards strategic capital planning is evident, where sustainability metrics are incorporated to provide long-term financial and environmental returns.

  3. Data and Technology are Game Changers: Utilizing data and technologies like Building Information Modeling (BIM) can revolutionize CRE by enabling smarter design decisions and operational efficiencies.

  4. Regulatory Awareness and Adaptation: Being well-informed and compliant with evolving sustainability regulations is critical for effective implementation, ensuring that initiatives are both impactful and compliant.

  5. Collaboration Across Disciplines Enhances Sustainability Efforts: A holistic approach to sustainability, involving collaboration across various CRE disciplines, is essential to address the multifaceted challenges of sustainable development and operation.
