Cushman & Wakefield completion of LF Kazo in Saitama

Cushman & Wakefield (NYSE: CWK), a leading global real estate advisory firm, announced today that Cushman & Wakefield Asset Management K.K. (CWAM), has completed the construction of LF Kazo, a logistics facility located in Kazo City, Saitama Prefecture. The completion ceremony, held on June 12, 2024, was attended by Kazumitsu Tanaka, President for Sanesu Kensetsu Co. Ltd; Yoshiyuki Tanaka, Senior Executive Director, Capital Markets, CWAM; and other related parties.

We consider Kazo City, Saitama Prefecture, an area with high potential, offering good access to both the Tokyo metropolitan area and the northern Kanto region of Gunma, Tochigi and Ibaraki. We believe that the operation of this facility, with its excellent location and high versatility, will greatly contribute to revitalizing the local economy, creating jobs, and solving problems in the logistics industry,” said Yoshiyuki Tanaka.

LF Kazo is located approximately 5.1 km from the Hanyu interchange and 5.8 km from the Kazo interchange on the Tohoku Expressway. This strategic location on the expressway offers excellent access the entire Tokyo metropolitan area, providing convenient transportation links for wide-area deliveries. In addition, its proximity to  the Kazo Otone Industrial Park allows for 24-hour operations. From an employment perspective, there are approximately 290,000 workers within a 30-minute radius of LF Kazo.

 

Features of the Facility

LF Kazo is a two story, box-type logistics facility with a total floor area of 27,000 sqm. It has a pillar span of 11 m (frontage) x 10.5 m (depth), an effective height of 5.5 m under the warehouse beams, a floor load capacity of 1.5 t/m sqm and is equipped with four cargo lifts and vertical conveyors. 

Tenants can lease the entire building or as two units, with the structure designed without bracing to allow for a high degree of flexibility in tenant layout. Taking advantage of the generous building-to-land ratio throughout the project, a highly circuitous track flow around the perimeter of the facility was created. There are 107 parking spaces, with 14 large vehicle waiting spaces that can be expanded. The facility has sufficient electrical capacity to accommodate the installation of air-conditioning throughout the warehouse.

Focus on Sustainability

LF Kazo has obtained a Building-Housing Energy-efficiency Labelling System (BELS) 5-Star, Net Zero Energy Building (ZEB) Ready certifications and Comprehensive Assessment System for Built Environment Efficiency (CASBEE) A Rank. It has also installed a photovoltaic power generation system on its roof, taking advantage of the area's characteristics as one of the sunniest regions in the country, which allows tenants to use green power.
