TOKYO, April 28, 2023 – Cushman & Wakefield (NYSE: CWK), a leading global real estate services firm, has announced the beginning of the construction of LF Kazo, a logistics facility in Kazo City, Saitama Prefecture. The development site for this facility was acquired by Cushman & Wakefield Asset Management K.K., through a Special Purpose Company in January 2023.

The groundbreaking ceremony held on 12th April 2023 was attended by representatives from Sanesu Kensetsu Co., Ltd, which is responsible for design and construction, and all other related parties including Yoshiyuki Tanaka, Senior Executive Director, Capital Markets, C&W Asset Management. LF Kazo is scheduled for completion in May 2024.
Features of the Facility
LF Kazo will be constructed as a two-storey logistics facility on an approximately 27,000 square meter site. It will have a pillar span of 11m (frontage) x 10.5m (depth), an effective height of 5.5m under the warehouse beam, a floor loading capacity of 1.5 tons per sqm, and will be equipped with four cargo elevators and vertical conveyors. The tenant block can be leased as a single building or divided into two sections and there are plans to provide 105 parking spaces and 14 waiting spaces for large vehicles. The facility is also designed to meet various logistics needs, such as having sufficient electrical capacity for air conditioning throughout the warehouse.
Location Characteristics
The property is located approximately 5.1 km from the Hanyu exit and approximately 5.8 km from the Kazo exit on the Tohoku Expressway. It is a 60-minute drive to central Tokyo and has excellent access to the Tohoku Expressway and the entire Tokyo metropolitan area, making it a convenient transportation base for wide-area deliveries. Although the property is in an urbanization control area, the designation of the area under Article 34, Item 12 of the Urban Planning Act allows for the legal development of logistics facilities for lease and registration of commercial warehouses under the Warehousing Business Act. In addition, the location is in close proximity to the Kazo Otone Industrial Park and 24-hour operations will be possible.
Sustainability Initiatives
The facility aims to achieve CASBEE (Comprehensive Assessment System for Built Environment Efficiency) A-rank certification for embodiment of sustainability. It will also have a raised floor for power receiving and transforming installations to support business continuity needs.
