Warsaw hospitality market: records growth and returns to pre-pandemic condition

In the first half of 2024, the Warsaw hotel market recorded a marked increase in demand of around 17% compared to the first half of 2019 and was the only one among the CEE-6 capitals where demand returned to pre-pandemic levels. The increase in demand for hoteliers' offerings was accompanied by a 17% higher supply.

Supply in moderate plus

Between the second half of 2023 and the first half of 2024, the Warsaw market saw only one significant hotel opening - the 124-room Ibis Styles Airport, which resulted from the rebranding of the existing Holiday Inn Express Airport hotel.
Investment plans for hoteliers in Warsaw include, among others, the opening of Puro Warszawa Canaletta and Flaner Hotel WorldHotels Crafted Collection Warsaw in 2024, Moxy Centrum Warsaw in 2025, as well as the expansion of Leonardo Royal Hotel Warsaw, the launch of the dual-branded Campanile & Premiere Classe Warsaw Okecie in 2026, and Canopy by Hilton Warsaw.

Key hotel performance indicators remain optimistic

According to STR Global data, in the first half of 2024 Warsaw was the only market among the CEE-6 capitals where occupancy rates in exceeded pre-pandemic levels. Although this was a small increase of 1 per cent, the Warsaw market still recorded the highest hotel occupancy rate among the six CEE capitals analysed.
