Boden HQ - expansion for business growth and agile working
01 The Opportunity
The original space was dated, dark, and did not reflect Boden's brand as a leading clothing design company.
The challenge was to create a connection from Boden House in west London - the main office - into a newly refurbished warehouse/hangar space to the rear, creating one large single workspace.
The concept was to bring the two buildings together to create office space with an industrial, open-plan, look and feel, that improved circulation routes throughout the building.
02 The Solution
Cushman & Wakefield Project & Development Services team carried out Project Management, Contract Administration and Cost Consultancy Services for the project, procured under a traditional single stage contract.
The team facilitated an intense value engineering period to identify savings of £1.5m without impacting on Boden's design intent.
Works involved the complete refurbishment of the hangar space that was previously used for storage.
This space was completely stripped out, a fully insulated cladding system including new windows was installed, along with an insulated roof deck for car parking, incorporating new skylights and all new services and plant.
The interior works comprised the installation of new mezzanine levels, an amphitheatre for town hall meetings, Crittall style windows/glazed partitioning to meeting rooms, a new canteen and open plan work space with bespoke review rooms and a unique storage solution for Boden clothes and samples.
03 The Results
Phase two of the project (completed in April 2018) incorporated new window glazing, a façade upgrade, new signage and strip out and refurbishment of office floors with new services and new plant.
Boden House was then connected to the hangar creating a single open plan, light and airy and easy to move around space, to form a totally new inspiring workspace for Boden employees.
