Cushman & Wakefield (NYSE: CWK), a leading global real estate advisory firm, announced today that Cushman & Wakefield Asset Management K.K. (CWAM), has completed the construction of LF Sakai-Koga, a logistics facility located in Sakai-machi, Sarushima-gun, Ibaraki Prefecture. At the completion ceremony held on January 20, 2025, CWAM also announced that it has signed an agreement with Sakai-machi Mayor, Masahiro Hashimoto, to use the facility as an emergency evacuation site in the event of a disaster. The ceremony was attended by Mr. Jun Kadota, President of JFE Civil Engineering & Construction Corp, who was in charge of the design and construction, Mr. Yoshiyuki Tanaka, Senior Executive Director, Capital Markets, CWAM and other related parties.

LF Sakai-Koga is located in the Shimo-Kobashi Industrial Park, approximately 2.3 km from the Sakai-Koga interchange on the Metropolitan Inter-City Expressway (hereafter, Ken-O Expressway). This expressway is currently undergoing four-lane construction on the east side of the Kuki Shiraoka JCT. Traffic between the Kuki Shiraoka JCT and Satte IC, which was chronically congested, has already eased for both routes due to the ongoing construction. The Sakai-Iwai Bypass on Route 354 and the Koga-Sakai Bypass that connect to the new Route 4 National Highway are also scheduled to open. With the enhanced accessibility, the Sakai-Koga area is expected to become a distribution hub for the Kanto and eastern Japan region in the future.
Features of the Facility
LF Sakai-Koga is a multi-tenant logistics facility with four floors above ground and a total floor area of approximately 113,000sqm, equipped with a large rampway. The berths allow large vehicles, including 45-foot container trucks, to directly access each floor. The maximum tenant area is approximately 24,000sqm per floor, and the entire facility can accommodate up to 16 tenants by dividing the floor space into smaller sections. The facility will flexibly meet the various needs of tenants, including parking for approximately 460 vehicles and electrical capacity to accommodate the installation of air conditioning throughout the entire warehouse. The building's common areas include a cafeteria and stores, and the warehouse has large ceiling fans and partial air conditioning to provide a comfortable space for workers and drivers in the facility.

LF Sakai-Koga has obtained CASBEE (Comprehensive Assessment System for Built Environment Efficiency) A rank certification, BELS (Building Energy Efficiency and Leasing System) 6-star certification, and ZEB Ready certification (for buildings that have reduced energy consumption to 50% or less of the energy conservation standard), which indicates advanced buildings with an eye toward ZEB. Solar power generation equipment has also been installed on the roof for Business Continuity Planning (BCP) purposes, and power receiving and transforming equipment as well as an emergency power generator have been mounted on top of the building.
Sakai-machi Mayor Masahiro Hashimoto said, “In Sakai-machi, we have been focusing on attracting businesses since 2014, ahead of the opening of the Ken-O Expressway Sakai-Koga ITC. The completion of LF Sakai-Koga is expected to bring about 300 new jobs to the town. We also have high expectations for the facility, which will contribute to the safety and security of the neighborhood residents, as it will be used as a temporary shelter in the event of a disaster, following the signing of the Disaster Agreement."
